A length of carcassing can look cheap on paper, then cost more than expected once waste, delivery, strength class and treatment have been overlooked. Timber prices matter, but the price per length or sheet is only useful when it matches the job, the specification and the time your team has available on site.
For builders, joiners, roofers and landscapers, the right buying decision is rarely about finding the lowest headline figure. It is about securing timber that is correctly graded, straight enough for the application, available in the required quantities and delivered when the work is ready to start. Get those points right and the material earns its keep. Get them wrong and a small saving can disappear in labour, delays and replacements.
Why timber prices change
Timber is a global commodity, but the price you pay locally is shaped by more than forestry figures. Sawmill capacity, transport costs, energy prices, currency movements, seasonal demand and the availability of particular sizes all affect the supply chain. A busy period in construction can tighten availability quickly, especially on common structural sections, treated carcassing and popular sheet materials.
Species and origin also matter. Scandinavian and European softwood may be specified differently from home-grown material, while engineered and specialist products have their own manufacturing, certification and transport costs. Marine plywood, moisture-resistant MDF, Valchromat and phenolic anti-slip plywood are not simply alternatives to standard boards. They are performance products made for particular environments and uses, so their pricing reflects that.
There is also a practical point for trade buyers: pricing can move unevenly. The cost of a standard 47 x 100mm treated C16 length may remain steady while longer C24 sections or a certain thickness of plywood becomes harder to source. Looking only at a general market headline does not tell you whether the exact materials on your cutting list are about to change.
Timber prices depend on specification
Two pieces of timber with similar dimensions can have very different jobs to do. The correct comparison starts with the full specification, not the word “timber”.
Strength class: C16 versus C24
For structural work, C16 and C24 are not interchangeable just because the section size matches. C24 timber is graded for higher strength and stiffness, making it a common choice for joists, rafters and other applications where spans and loading calculations require it. C16 can suit appropriate structural and general construction work where the design allows.
A lower price on C16 is not a saving if the plans or engineer call for C24. Equally, paying for C24 where C16 meets the specification can add unnecessary cost across a larger job. Check the drawings, span tables and required grade before ordering, particularly when material is being bought in stages.
Treated and untreated softwood
Treated carcassing is designed for situations where moisture, weather exposure or biological attack are relevant. It is widely used for external framing, fencing, decking substructures and landscaping work. Untreated timber can be suitable for dry internal applications, but it needs protection if conditions change.
Treatment affects cost, but so does avoiding early failure. If you are building a deck frame, retaining edge or garden structure, use material rated for the intended exposure and make clean cuts, drilled holes and end grain are treated as required. A cheap untreated length is not an alternative to properly treated timber outdoors.
Sheet material grades and faces
Plywood prices vary substantially because plywood is not one product. Thickness, core quality, glue bond, face grade, panel size and intended application all make a difference. WBP plywood may be suitable for certain exterior or humid applications, while marine plywood is built for demanding moisture conditions and should be selected where its performance is genuinely needed.
OSB3 is a dependable structural panel for humid conditions when installed correctly, often providing strong value for flooring, roofing and sheathing. MDF gives a smooth surface for interior joinery, cabinetry and mouldings, but standard MDF is not suited to wet areas. For bathrooms, kitchens or locations with elevated humidity, moisture-resistant MDF is the more appropriate choice.
Do not price a board without checking its exact thickness and dimensions either. A 2440 x 1220mm board and a larger sheet serve different cutting requirements. Buying the right format can reduce joints and waste, even where the individual board price is higher.
Calculate the real cost, not just the unit rate
A job estimate should compare usable material cost. For sawn timber, that means considering the finished lengths required, the number of cuts and the offcuts left over. For sheet materials, set out the cutting pattern before ordering. A few minutes spent checking board layout can prevent a last-minute top-up order and an unwanted delivery charge.
Longer lengths often command a premium, but they may be worthwhile where they remove splices, improve appearance or speed installation. The reverse can also be true: buying several shorter lengths may reduce waste when the cut list is made up of smaller components. There is no fixed rule. A roof build, deck frame and run of skirting all need a different approach.
Labour is the other part of the calculation. Boards that arrive damaged, unsuitable or poorly matched to the task create handling time and disrupt the sequence of work. On a tight programme, reliable availability can be worth more than chasing a marginally lower rate from a source that cannot fulfil the complete order.
How to buy timber more efficiently
Start with a clear materials schedule. Include the section size, length, grade, treatment, quantity and application for every timber item. For boards, state thickness, panel dimensions, grade, finish and whether the product needs structural, moisture-resistant or anti-slip performance. This avoids vague substitutions and makes quotes easier to compare properly.
Order enough for sensible waste, but do not turn every job into a storage problem. Timber needs to be kept flat, supported and protected from the weather while allowing airflow. Material left exposed in standing water or stacked badly can twist, stain or become difficult to use. Good storage protects the value you have already paid for.
For repeat work, standardise your common sizes where possible. A contractor regularly building stud walls, loft conversions or garden rooms can simplify ordering by using a dependable core range and only adding specialist materials where the design demands them. This helps with estimating, stock planning and site familiarity.
Trade accounts can also make procurement more controlled. Rather than relying on scattered receipts and rushed counter purchases, keep regular materials purchasing in one place, use clear references for each job and request a direct quote when quantities are significant or the specification is unusual. It is especially useful for mixed orders containing structural timber, sheet materials, insulation, fixings and related building supplies.
When it pays to buy specialist timber
The lowest-cost product is not always the best-value product. Specialist boards and prepared timber can save time where the finish, durability or safety requirement is demanding.
Marine plywood may be justified for high-moisture environments and marine applications. Phenolic anti-slip plywood is a practical choice where a durable grip surface is needed, such as vehicle floors, ramps and working platforms. Coloured-core Valchromat can reduce finishing work for visible joinery, while accurately machined skirting, architrave or mouldings can keep a carpentry programme moving without tying up workshop time.
The decision comes down to what the material must do after installation. If a board will be hidden, dry and lightly loaded, a premium decorative panel may add no value. If it will face weather, repeated foot traffic or a high-quality visible finish, choosing the correct product from the start can prevent a costly return visit.
Keep an eye on availability as well as price
Timber buying works best when the materials are planned before the site is waiting. Check lead times on longer sections, unusual timber sizes and specialist boards early, particularly before a bank holiday, seasonal rush or a large delivery into London. If the programme is fixed, securing stock can be more valuable than waiting for a possible market reduction.
